Project Overview

The complex at 77-84 Cook Rd, Centennial Park was built in 1974. The apartment consists of nine floors and three underground car park areas. WBS Technology was requested to provide an energy and maintenance saving business case for the car parks, corridors and fire stairs of the Cook Rd complex. After successfully communicating the energy and maintenance saving potential of dim-down LEDs, WBS Technology was employed to replace 110 lighting fixtures at the Cook Rd building. Previous fluorescent fittings were not only extremely cost ineffective and energy inefficient, but the lux levels they produced were also non-compliant in AS2293 safety standards. WBS provided an energy efficient, cost-effective solution that delivered AS2293 compliance and significantly improved lux levels.

The Challenges

All previous emergency and non-emergency lighting in the car parks, corridors and fire stairs of the Cook Rd complex were installed with fluorescent light fittings. The fluorescent lights were extremely energy inefficient, produced below average levels of lighting lux, possessed no energy saving controls, required constant replacement and were non AS2293 compliant.

The Solution

WBS Technology replaced 110 emergency and non-emergency fluorescent fittings in the car parks, fire stairs and corridors with LED dim-down fixtures. Emergency and non-emergency wire guard battens, diffused battens and oyster lights were all utilised as a part of this project. The aim of the installation was to produce a high quality LED fitting that would create energy efficiency and cost-effectiveness.

Previous lighting challenges such as non-compliance and poor lux levels were easily solvable thanks to the impressive hardware installed into each WBS light fitting. Because of the upgraded fittings, the Cook Rd complex is now compliant with the standards set out in the Building Code of Australia and AS2293. WBS lighting meets all requirements set out in these standards, ranging from mandatory lux levels to the design and operation of all emergency lights.

The client was pleased with the quality of the products on offer and moreover, the capabilities of WBS Dim-Down technology. Because of the wireless connection, WBS is able to achieve zone control with its dim-down technology. This means that lights are able to be grouped in a particular zone and illuminated when movement is detected. This solution has provided high levels of visibility, safety and comfort for pedestrians and tenants by illuminating the area before arrival.

The installation of LEDs with dim-down technology has resulted in energy savings of 23,008.67 kWh per year. This equates to an average of $5,522.08 savings on the energy bill per year. The previous use of fluorescent lighting fixtures resulted in significant maintenance costs. These costs will be undoubtedly decreased because of the use of LED light fittings. $2,049 is estimated to be saved per year on maintenance costs due to the longevity and dimming capabilities of the LED lights installed throughout the building.

The installation process was done without the use of any cabling or network structure and at no additional cost. WBS has provided high-quality lighting fixtures that have solved problems with regards to compliance, poor lighting levels, energy efficiency and electricity savings.
